WHY SHOULD WE WORK WITH R. HENRY CONSTRUCTION?

By working with R. Henry Construction you do not need to hire an architect if you want to design a new home or remodel project, rather, we as your builder, will design it with you. We enjoy the creation process and will take a professional approach while still having fun.  

This process is ideal for customers who desire a more active role in planning their project and appreciate a professional approach as well as the convenience of working with one firm from project start to completion.

Another benefit to working with us is that as the building contractor, we are also helping you to design the project and we understand cost - allowing us to guide your design toward a targeted budget. You will not end up with a design you cannot afford and your project stays within budget. Additionally, you can be assured that the plans designed are buildable, allowing you to proceed with confidence.

Additionally, we work out of the Mankato Design Center, which means you will get to see, touch, and feel the actual products going into your home during the design process. You will always have access to interior design help, and we can develop 3D renderings which will help you visualize the way your home will look and feel when completed.

 

HOW ARE YOU DIFFERENT FROM OTHER CONTRACTORS?

We care. We enjoy and welcome creativite and unique projects. We do not build the same house over and over but will custom design a house or remodel project for you. We enjoy working with our customers, we want you to have fun and take pride in the end result.  

We try to deliver a high level of service and quality and have backed that commitment to our customers by building a state of the art facility and employing the type of people and resources necessary to provide our clients an exceptional building experience. Below are some of the services we offer our customers: 

 

  1. In House Drafting:  With most contractors, you need to go outside to locate an architect, lumberyard, or draftsman to design your plan. We employ drafters and designers and will plan and design your entire project - to your budget. We can create the blueprints, 3D renderings (see example here), and all related design documents;

  2. Design Showroom and One-Stop Shopping:  When you work with R. Henry Construction, you will get the benefit of the Mankato Design Center (www.mankatodesigncenter.com), which is a unique, large-scale regional home product showroom located in Mankato, MN focused entirely on the building and remodeling industry, both residential and commercial. You will not only have the convenience of a comfortable conference room to meet in about your project, but you will get to see, touch and feel the actual products that will go into your project as you work with us;

  3. Construction: R. Henry Construction has a wide range of construction expertise including both remodeling and new construction for residential or commerical projects. Whether you are looking at a small house or remodel, or a larger, more complex project, R. Henry Construction has the experience and expertise to meet all of your design and construction needs.   4. Interior Design Services While not all projects may require the help of an interior design specialist, we always have interior designers available to assist you with product and color selections, design ideas, and general input on your project. Whether your project is large or small, our designers are available to work with you to ensure the best possible outcome;

  5. On-Site Warehouse and Shop:  In addition to an office and showroom, we also have an on-site warehouse area and workshop within the same building. Our warehouse makes pickup and delivery of products convenient, while our shop allows for us to build and create the millwork, trim, and other accessories necessary to your project - promoting cost efficiency and saving time.

WHAT IS THE PROCESS AND HOW DO WE GET STARTED?

The process is easy and can vary somewhat depending on the type of job - whether you are considering a New Construction Project or a Remodeling project, residential or commercial, the size and scope of the project, and where you are at in the planning of the project.

We always aim to make the process fun and enjoyable. With most projects, the steps are basically as follows below. If you are interested in specifically the Residential New Construction process (and financing options), you can download a pdf here. Initial Consultation and Rough Estimate (No charge)

  • Step 1: Listening. We will have an initial discussion to get to know you and your goals. This can be over the phone for smaller projects, or at our office for larger and more detailed projects. We will ask questions about your home, family, schedule, budget, and goals for the project. 

  • Step 2: Site Visit. Next is a visit to either your lot (new construction) or your home (remodel) to check on the existing conditions. We may have a few more questions. We will also take measurements and pictures in an effort to help us evaluate the details (structural, aesthetic, practical) and make any recommendations based on what we see.

  • Step 3: Rough Estimate. Next we will prepare a rough 'estimate' for what we anticipate the cost of the project to run, and we may prepare some basic conceptual drawings/ideas for you. We will meet with you to go over the project, determine if the budget works, and how to phase the project if necessary. 

Design and Bidding

  • Step 4:  Design Development. Now the excitement starts! We will work with you to develop very specific drawings of your project. This process can take only a couple days or sometimes a few months depending on the project. We will work closely with you during this phase to ensure we develop a design that you are excited about while staying true to your budget.

  • Step 5:  Bidding. We know your budget, so the next step is to obtain comprehesive numbers from all the people involved in the job and finalize the plans. We will then meet with you and provide you with a breakdown of the cost of your project. If the numbers do come in a little high, we will likely recommend some design changes to accommodate your budget. 

 

Construction and Warranty

  • Step 6 Start of Construction. The next step is the signing of the construction contract and the begnning of the actual construction project! We will put the job on our schedule and begin the permitting process. Your project manager will discuss with you the timelines, coordination and what to expect during the entire construction process in greater detail.

  • Step 7 Project Completion and Warranty. Now your project is complete and hopefully all challenges were met with a smile and a can-do attitude. We will always be there to work with you on any warranty items that may crop up over time. We are an experienced contrator and you can rest assured we will stand behind our product and take care of imperfections that may arise over time.

WHAT IS YOUR SERVICE AREA?

We are currently licensed to work in Minnesota and with offices in Mankato, MN. As we are located in the Mankato Design Center (www.mankatodesigncenter.com), a regional design showroom, we serve a fairly wide ranging geography concentrated in Southern Minnesota.

In general, we accept projects within a 100 mile radius of Mankato, with projects outside that area being considered on a job by job basis.

ARE YOUR STAFF AND CREW EMPLOYEES OR SUBCONTRACTORS?

We prefer to have a mixture of both. Our in house design team and office staff are employees, as well as our project managers, framing, finishing, and utility carpenters. Our subcontractors tend to be in the specialized fields such as engineering, excavation, concrete, mechanicals, tile installation, and painting. We have everyone and every resource you need to see your home or project designed and built to perfection. Throughout our existence, we have been successful because of the team of professionals we've put together. From Interior Design professionals to the subcontractors we may hire, we are your single source for experts and single point of accountability for every detail.

CAN YOU HELP WITH DESIGN, CREATING PLANS & BLUEPRINTS, AND PERMITS?

We are happy to help you with all details of your project right fom the start. Drafting and Design, Blueprints, permits, and all zoning concerns are among the preconstruction services we provide.

If you are looking to do a major remodel and do not have existing blueprints, we may also need to come out and measure your current home in order to create a rough blueprint of the existing space.

CAN YOU HELP WITH SELECTING MATERIALS AND FINISHES?

An experienced designer is always available to help you to sort through the many design ideas, colors, and materials available. It is up to you how much you wish to utilize the design help available. Your own interior design preferences are always what will guide the process, while you have the option of collaborating with a Designer to help you with your choices.

ARE YOU ABLE TO HELP WITH FINANCING OPTIONS?

One of our tasks when working together with you on a project will be to get an understanding of your budget and how you intend to pay for the work. One of our principles, Rich Weyhe, has 15 years of banking and finance experience and all of us are more than willing to help guide you or recommend financing options for your project, if you wish.

In general, if you are building a new home, you can usually assume you will need to put down in the neighborhood of 5% of the cost of the project. This can be a little more or less depending on the circumstances. For a large major remodel, tapping into the current equity in your home, or the increased equity you will gain from the remodel, is usually the primary source of financing and we work with some local banks that can help you with this process.

For smaller remodels under 50,000, we may be able to provide financing for you such as 12 month interest free loans or low interest remodel term loans. Additionally, we also accept all major credit cards.

WHAT ITEMS MOST AFFECT THE COST OF A PROJECT?

There are many items that can affect the costs of your project but the good news is you have the power to keep them in line with your budget. We always design your project with your budget in mind. Items such as kitchen and bathroom cabinets, countertops, flooring and tile, fixtures, and lighting can vary substantially in cost.

When discussing your project with you, we will try to guide you as to whether you decide to stay with more standard options or upgrade to items you may feel are worth the investment. We can help with the balance to be struck between affordabilty and style.

DOES R. HENRY CONSTRUCTION OFFER DESIGN ONLY SERVICES?

Typically we will design for our build customers only. This way we can focus all of the energy and attention our clients have come to expect on projects we will be actually building. In some circumstances we may consider design work only, but that is normally not how we work.

DO I GET TO KEEP THE DESIGN ONCE IT IS COMPLETED?

Design is typically broken down into three phases: initial concept, actual design development, and construction plan documentation. In the initial design phase, we provide design scenarios to help you determine the design and budget ranges that best fit your needs. During the design development phase we review, draw, and design the actual productions and the finish details into a working plan. The final phase we create construction documents that are used for building permitting and for on-site construction. Customers will receive full size copies of their final plans but the legal responsibility for these plans remains with R. Henry Construction.
